COMMERCIAL SOLUTIONS
Daylit buildings are able to attract premium tenants more quickly at premium rents than non daylit buildings.
Across the country there is a growing commercial tenant demand for green concepts. With their better lighting and energy efficiency, daylit buildings can produce rental incomes that are 10 – 20% higher than those with artificial light sources.

Morale improved at the A-1 Cold Storage office in Los Angeles, California with the SuntrackerOne units. Fluorescent and task lighting are off during daylight hours in the company's office.

According to the authors of Natural Capitalism: Creating the Next Industrial Revolution, "green projects typically sell or lease faster and retain tenants better because they combine superior amenity and comfort with lower operating costs and more competitive terms. The resulting gains in occupancies, rents and residuals all enhance financial returns". (Natural Capitalism: Creating The Next Industrial Revolution, Paul Hawken, Amory Lovins, & L. Hunter Lovins)
Other Cost Reduction Considerations: Several studies have shown that increasing the amount of daylighting in building designs does not necessarily incur an increase in construction and operation costs. Further, incorporating daylighting into designs can actually reduce the initial capital cost because of the reduced size and cost of HVAC equipment and the operations and maintenance costs are reduced due to a smaller electrical load and a smaller number of lighting fixtures to maintain.
IMPROVED COMPANY IMAGE
"Today's small companies seek an environment that communicates an image of success and creativity, that wows potential clients, reassures investors, attracts hard-to-find recruits and helps employees forget how hard they're working", writes Business Week. Incorporating more natural lighting into work areas was listed as one of their top design tips for accomplishing this task on a budget.
